Commencing from an iron pin set (1/2” rebar w/cap-GRAY) at the intersection of the Northeasterly Right-of-Way of MARTIN LUTHER KING DRIVE (80’ Right-of- Way) and the Northwesterly Right-of-Way of 7TH PLACE S.E. (40’ Right-of- Way). Said point being the POINT OF BEGINNING.
From said POINT OF BEGINNING;
Thence North 54 degrees 53 minutes 08 seconds West, a distance of 84.00 feet to an iron pin found (1” open top pipe);
Thence North 27 degrees 17 minutes 31 seconds East, a distance of 105.67 feet to an iron pin found (1” open top pipe);
Thence South 63 degrees 32 minutes 29 seconds East, a distance of 124.20 feet to an iron pin set (1/2” rebar w/cap-GRAY);
Thence South 46 degrees 18 minutes 12 seconds West, a distance of 125.76 feet to the POINT OF BEGINNING.
Said tract containing 0.270 acres or 11,743 square feet.

Notice is hereby given that the defendants and anyone having an interest in the herein described real estate, must plead, answer or demur on or before the Nov. 6 2026, setting out any right, title, or interest in the following described real estate, or judgment by default may be entered against you:

A Complaint was filed with the Circuit Court of Chambers County on the 14th day of August, 2026 against the herein described land to establish that the plaintiff named herein is seized of fee simple absolute title thereto.
